Site selection

We recommend that you keep the following things in mind as we work through that process together
– Delivery truck width is between 8.5 to 11 feet
– Delivery truck height laden is 13.5 feet or less from pavement to top of loaded truck
– A crane is usually needed to move the modular home
– Truck length is between 60 – 80 feet trailer and tractor
Glass Homes specializes in home delivery in prime residential areas, and can work with you in the utilization of special equipment for the home to make the last part of its journey to your home site.
In general, very tight turns need to be considered if the delivery is to be made by tractor trailer.
Considerations in selecting a site are:-
– Availability of water, septic, gas, electric and cost of their provision
– Local Review Board requirements
– Ensure that there are no restrictions for modular homes

Assessment

Glass Homes takes responsibility for undertaking & providing:-
– A site survey
– A soil reports

Decision

Once the decision is made to purchase the land, Glass Homes will work up a project quotation for you and provide you a contract to sign!

Quotation and Contract

The quotation will consist of the following work segments:-
– Engineering drawings for:-
Septic if needed
Well if needed
– Driveway plan and carport/garage
– Determination of the optimal location of the house on site and resulting site plan
– Structural engineering plans if a sloped site
– Foundation/basement engineering drawings
– Permit fees & application
– Supervision and undertaking of grading & structural work
– Supervision and undertaking of excavation and foundation for house
– Siting of home, prefabricated pool structure, guest house & garage
– Final finishing of home and walk through with you the client

Financing

Glass Homes delivers a turn-key financing solution. We require a completed loan application. Glass Homes will do the rest. Glass Homes will place the financing with one of its lenders/full service brokers. Glass Homes offers up to 6% builder’s incentives as give back in the purchase price. High loan to values are available.
The home project qualifies under FHA guidelines for an FHA loan.
If, as many of our clients are, you are returning from working with an American company in Europe, we can handle the entire financing process from start to finish.
This frees you up to allow you to focus on other aspects of what is a busy and intense time for you – making arrangements to move, locating schools, repatriating to your home office, packing and moving, and your settling into your new town and community.
